Property service firm moves to One Centenary Way

JLL, the leading property services company, has now moved into its new home at One Centenary Way in a project led by its project development services specialists.

The new office space, part of MEPC’s Paradise Birmingham development, was completed in December by design and build company Tétris and managed by JLL’s project management team in Birmingham.

It will be home to the entirety of JLL Birmingham’s 120-strong team.

JLL and Tétris have each committed to their own net zero targets.

This has resulted in them working together to deliver a low embodied carbon and zero waste to landfill strip out and fit out, targeting and on track to achieve WELL ‘Platinum’ and BREEAM ‘Excellent’ certifications for the building, demonstrating best-in-class sustainability credentials.

The office building also features an all-electric power and heating system as well as a dedicated cycle hub with changing and maintenance facilities.

The office has been specifically designed to promote collaboration across different teams by utilising space-panning and zoning in the layout.

Dedicated collaboration areas include a large ‘agora’ seating area which will be used to host events and workshops for both colleagues and clients.

The company will also host its annual property perspectives event at the office later this month to launch its report for 2024 of the same name.

The report will aim to inform the sector about how to navigate economic uncertainty and focus on the long-term challenges of sustainability, innovation, technology and regeneration within the sector.

The team used Openspace, a cutting-edge software used to track construction progress on a weekly basis, to create a layered, 3D model of the space.

This photogrammetry-powered storyline allowed them to stay on top of progress of the full office and reduce risk throughout.

Alongside the building work, JLL tasked Tétris with creating social value, forming part of a wider commitment to provide social benefits through real estate projects.

Last month, the Tétris team supported not-for-profit Let’s Feed Brum, which provides food and drink to Birmingham’s homeless community, with its Breakfast Club event.
