Plans to develop Lichfield logistics site after £30m acquisition
A £30m-plus development site in Lichfield has been acquired – with plans to turn it into a ‘mid-box’ logistics site.
Greater Birmingham Chambers of Commerce member Garrison Real Estate acted for Tungsten Developments who are planning to transform the eight-acre Lichfield South business park site.
It was sold by Lingfield Assets, which has already delivered two phases at the site.
Tungsten wants to build a 140,000 sq ft mid-box development, comprising five units.
The developer has applied for a reserved matters planning approval.
The site, a prime industrial and logistics location, is next to the intersection of junction T5 of the M6 toll and the A5 trunk road, connecting Phase 3 Lichfield South to the motorway network of M1, M6, M42 with the A5 and A38.
Skylark Real Estate advised Lingfield Asset on the off-market sale, while Garrison Real Estate acted for Tungsten.
Jon Ryan-Gill, director, Garrison Real Estate, added: “The Lichfield South site will offer a superb range of multi-let industrial (MLI) and mid-box units to the North Birmingham and Lichfield/Staffordshire area, providing occupiers with prime Grade A space, in an area chronically under supplied.”
Concurrent with the Tungsten deal, Linfield Assets has sold a one acre consented plot at Lichfield South to Bloor Homes for its new regional office HQ.
Founded in 2005, Tungsten Properties is a property developer, specialising in the UK’s mid and big-box industrial and logistics sectors.
Since incorporation, Tungsten have successfully completed over 5.5m sq ft of industrial and logistics development on a national basis.
As at 2024, Tungsten Properties has developed more than 318 acres, in 246 units, with a net development value of over £700 million, while working alongside some of the world’s largest funding institutions.
